HyperDC Pty Ltd has lodged a planning application for a data centre campus at 715 Ballan Road, Moorabool, in the City of Greater Geelong. The project, known as MBL1, appears on the state’s ministerial permits register as application PA2604671, received on 22 September 2026, covering use and development of a data centre, buildings and works, and vegetation removal.
Data Center Dynamics reported on 29 September that the campus would carry 400MW of IT capacity on a largely vacant 39-hectare site, with RealEstateSource putting its speculated end value at about A$6 billion.
The site sits beside the Moorabool Terminal Station, a major AusNet substation on the 500kV transmission line west of Geelong, and next to the Victorian Big Battery, a 300MW, 450MWh storage facility built by Neoen that began operating in December 2021. HMC Capital acquired the battery along with Neoen’s other Victorian assets in a $950 million deal announced in December 2024, and it now sits within HMC’s Illuma Energy platform. A second battery stage, VBB2, is also moving through planning, with a subdivision application for the adjoining 555 Ballan Road site lodged on 19 May 2026.
HyperDC is a new entrant to the Australian data centre market, and little is publicly known about the company beyond its description as a data centre developer, with MBL1 its first project. The only individual named in connection with it is director Gerard Adamsons, previously an acquisitions manager at residential developer Villawood Properties. No investor, customer or operating partner has been named on the permit register or in reporting to date, and Data Center Dynamics noted HyperDC has not released further project details.
The site last sold publicly as farmland in 2018, complete with machinery sheds and hothouse frames, and was marketed again in 2024 and 2026. It sits roughly 75 kilometres west of Melbourne.
