Singapore is the largest data centre market in Southeast Asia, and it is also one of the most tightly managed anywhere. Its recent story is about how a small, power- and land-limited city-state keeps its place in the global digital economy while growth is rationed.<\/p>\n\n\n\n
The starting point is a policy shift. After a pause on new builds, the government replaced open-ended development with a managed allocation system. Under the DC-CFA programme, providers and hyperscalers must apply and meet efficiency, sustainability and economic-contribution criteria to secure new capacity. The first round allocated 80MW across four applicants, with most of those builds expected to become operational in early 2027. A second round raises the allocation to 200MW and points to a further 500MW pathway through a planned Jurong Island data centre park. One industry report argues that this framework increasingly favours established global operators and hyperscalers with the scale to meet the compliance burden.<\/p>\n\n\n\n
Estimates of how much capacity Singapore actually has vary considerably, depending on the research house and its definitions. CBRE\u2019s Q1 2026 data shows 821 MW of total capacity with a further 247.5 MW upcoming. BMI expects about 1.46 gigawatts of live capacity in 2026, while a September analysis from Datacentres.com puts it near 1,650 MW. I would treat the precise figures with caution, but all the sources agree on the direction: capacity is growing from a tight base.<\/p>\n\n\n\n
That tightness shows up in the market\u2019s economics. CBRE expects occupancy to stay above 95% through 2026, with rents stable to slightly rising, which keeps Singapore<\/a> a landlord\u2019s market. CBRE also cautions that even if more capacity is approved, rapid absorption and long development timelines mean it is unlikely to loosen the market fundamentally. Supply is geographically constrained as well, and Jurong Island has been identified as the main area earmarked for future projects. The island, long known for energy and chemicals, is being recast as the centrepiece of the next phase of growth.<\/p>\n\n\n\n Major operators are responding with substantial commitments. Digital Realty<\/a> announced S$7 billion in total Singapore investment, including S$4.3 billion for new developments. AirTrunk<\/a> broke ground on a 60 MW sustainable facility, and Equinix began work on SG5, a 52 MW green data centre in Tuas, both among the first approvals under the post-moratorium green framework. On the domestic side, Singtel\u2019s Nxera is expanding with its 58MW DC Tuas facility, due to begin operations by the end of 2026.<\/p>\n\n\n\n The most inventive response to land scarcity is the floating data centre. Keppel has started construction on a 25 MW floating facility due online in 2028<\/a>, reportedly fully committed to a global hyperscaler. One analysis also notes that Keppel<\/a> and Sembcorp have explored such concepts as a way to sit outside the land-based power allocation regime while remaining Singapore-jurisdiction facilities, though that report says neither had reached commercial scale as of mid-2026.<\/p>\n\n\n\n Beyond the island itself, Singapore is increasingly one half of a regional system. BMI describes an integrated ecosystem in which Singapore hosts high-value computing, cloud and connectivity services, while neighbouring Johor and Indonesia\u2019s Batam absorb more power-intensive developments. The same analysis flags a second constraint to watch: beyond electricity supply, water availability is emerging as a limit on future growth. Sustainability is therefore both a regulatory requirement and a physical necessity in a tropical climate with high cooling loads.<\/p>\n\n\n\n Looking ahead, the market appears likely to stay tight. The Datacentres.com analysis expects Singapore to remain a premium, capacity-constrained market through at least 2029, with the 2027 review of the power allocation policy as the key event that could change the picture.
