Leading Edge Data Centres<\/strong><\/a> a seven year old regional NSW operator backed by DigitalBridge<\/a>, is raising close to $80 million to close a gap between what it built in Newcastle and what it has filled in terms of expansion plans. Its Newcastle campus is designed for up to 100 megawatts. It is currently running at 1.5.<\/p>\n\n\n\n

The bet is on neoclouds, tenants who lease rack space but bring their own GPUs and cooling, rather than the telcos and councils LEDC was built for. Around 130 megawatts of pipeline contracts, mostly unnamed neocloud operators, sit behind a forecast jump from $38 million revenue this year to $129 million by FY28.<\/p>\n\n\n\n

The region also has real transmission capacity coming online to grow into, Ausgrid<\/strong><\/a> is midway through a $590 million upgrade due to add a gigawatt of transfer capacity into Newcastle by 2028, in a corridor Transgrid has already pointed to as an alternative now that Western Sydney’s network is largely exhausted.<\/p>\n\n\n\n

It is a small, sharp version of a pattern across the sector: planned capacity running well ahead of what is contracted and built. Most attention goes to gigawatt scale campuses outside Sydney, with Melbourne and South Australia leading the race for AI multi-gigawatt development.
