Norfolk Southern Corporation<\/a> partnered with 62 customers to complete strategic industrial development projects in 2023. The projects expanded operations or created new facilities along Norfolk Southern\u2019s<\/a> rail network. Collectively, the projects represent $3.1 billion<\/span>\u00a0in investment and the creation of more than 4,150 new jobs.<\/p>\n

\u201cNorfolk Southern<\/a> worked with customers and economic development partners to facilitate broad-based industrial development in 2023 and set the stage for growth in 2024,\u201d said Executive Vice President and Chief Marketing Officer\u00a0Ed Elkins<\/span>. \u201cOur 2023 project list, and 2024 pipeline, reflect our ability to serve a diverse customer portfolio with our expanding supply chain offerings. We\u2019re making further productivity enhancements \u2013 demonstrating to our existing and prospective customers that Norfolk Southern<\/a> is a safe, reliable, and efficient railroad, and a partner for growth.\u201d<\/p>\n

Scout Motors<\/a>\u00a0tapped Norfolk Southern\u2019s<\/a> industrial development and automotive logistics expertise in 2023, as the company announced it will invest\u00a0$2 billion<\/span>\u00a0in\u00a0Richland County, South Carolina<\/span>, for a new electric vehicle automotive manufacturing facility.<\/p>\n

\u201cScout Motors<\/a> is planning a state-of-the-art production facility in\u00a0South Carolina<\/span>\u00a0that brings together cutting-edge automotive manufacturing technology and logistics operations,\u201d said Vice President of Growth at Scout Motors\u00a0<\/a>Cody Thacker<\/span>. \u201cNorfolk Southern<\/a> is an important link in the supply chain for Scout Motors<\/a> that served as a valuable early planning partner and collaborator. Incorporating inbound and outbound rail service will allow Scout Motors<\/a> to sustainably handle rapid production growth, to remain sensitive to the communities surrounding the plant, and to deliver hundreds of thousands of Scout<\/a> trucks and SUVs to consumers across America.\u201d<\/p>\n

Adding to the robust opportunity created by Scout Motors<\/a>, other electric vehicle (EV) activity located along Norfolk Southern<\/a> lines, or with a short line partner, in 2023:<\/p>\n

General Motors and Samsung SDI, as the companies invest more than\u00a0$3 billion<\/span>\u00a0in\u00a0New Carlisle, Indiana<\/span>\u00a0to build an EV battery cell plant.
\nAlbemarle<\/a>, as the company invests\u00a0$1.3 billion<\/span>\u00a0in\u00a0Chester County, South Carolina<\/span>\u00a0for a lithium hydroxide Mega-Flex facility.
\nFord<\/a>, as the company makes a significant investment in\u00a0Marshall, Michigan<\/span>, using knowledge and services from Contemporary Amperex Technology Co., Limited (CATL)<\/a>, to build lithium iron phosphate batteries.<\/p>\n

Norfolk Southern<\/a> is seeing growth in several markets: metals and construction, agriculture, and more. For example,\u00a0Anchor Ingredients,<\/a> announced the company would invest\u00a0$40 million<\/span>\u00a0in\u00a0Richmond, Indiana<\/span>\u00a0for a new pet food ingredient facility in 2023.<\/p>\n

Norfolk Southern<\/a> provided industrial development support to the following companies that began or increased their rail service in 2023:<\/p>\n

Pure Cycle<\/a>,\u00a0as the company invests\u00a0$363 million<\/span>\u00a0in\u00a0Lawrence County, Ohio<\/span>\u00a0for a new polypropylene recycling plant.
\nIdaho Forest Group, LLC.<\/a>,\u00a0as the company invests\u00a0$120 million<\/span>\u00a0in\u00a0Lamar County, Mississippi<\/span>\u00a0for a new lumber mill.
\nInternational Paper,<\/a>\u00a0as the company invests\u00a0$100 million<\/span>\u00a0in\u00a0Chester County, Pennsylvania<\/span>\u00a0for a new corrugated packaging plant.
\nChurch & Dwight<\/a>, as the company invests\u00a0$50 million<\/span>\u00a0in\u00a0Seneca County, Ohio<\/span>\u00a0for an expansion to their current cat litter production plant.
\nJasper Forest Products,<\/a> as the company invests\u00a0$45 million<\/span>\u00a0in\u00a0Walker County, Alabama<\/span>\u00a0to expand their lumber facility.
\nHollingshead Cement<\/a>, a materials division of SRM Concrete, as the company invests\u00a0$9.5 million<\/span>\u00a0in\u00a0Delaware County, Indiana<\/span>\u00a0for a new cement distribution terminal.\u00a0
\nHome Depot,<\/a> as the company invests\u00a0$8.5 million<\/span>\u00a0in\u00a0Mecklenburg County, North Carolina<\/span>\u00a0for a new rail-served lumber distribution facility.<\/p>\n

Norfolk Southern<\/a> also furthered other strategic real estate investments and public-private partnerships in 2023. In\u00a0Norfolk, Virginia<\/span>, stakeholders broke ground on Fairwinds Landing<\/a> in June of 2023. With the announcement of\u00a0Dominion Energy Inc.<\/a>\u00a0as a flagship tenant and a\u00a0$39.2 million<\/span>\u00a0grant from the\u00a0U.S. Department of Transportation<\/a>\u00a0this year, the\u00a0lease agreement\u00a0Norfolk Southern<\/a> entered into with Fairwinds Landing, LLC<\/a> will create a world-class maritime operations and logistics center that supports the offshore wind, defense, and transportation industries.<\/p>\n

And in June of 2023, Norfolk Southern<\/a> sold 16.7 acres to\u00a0Colonial Terminals\u00a0<\/a>for the development of breakbulk infrastructure along the Savannah River in\u00a0Georgia<\/span>. The new facility will be directly served by Norfolk Southern<\/a> and will allow more than a million tons of throughput. The facility will also support the development of a new wide-span berth to move steel, paper, and other forest products. And it will be capable of handling any general breakbulk cargo.<\/p>\n
