The report reveals the\u202f&#8221;Rail Catalyst Effect&#8221;: how stations act as catalysts for investment, opportunity and prosperity across the UK.<br \/>\u202f<br \/>The study analysed 11 locations on the\u202fGWR network,\u202flooking\u202fat how development around railway stations supports new homes,\u202fbusinesses\u202fand skilled jobs. The research uses these case studies to model the wider economic impact of regional rail investment across Britain.\u202f<br \/>\u202f<br \/>As new figures show unemployment in the UK sits at a five-year high of 5.2%1, the report makes the case that continued investment in rail\u202fsupports\u202fregional economies and\u202funlocks\u202ffuture prosperity\u202ffor communities across the UK.<br \/>\u202f<br \/>The research finds that development\u202faround\u202fUK railway\u202fstations\u202fcould\u202fsupport more than 1 million permanent jobs by 2036, generating \u00a378.7 billion for local and regional economies.\u202f\u202f<br \/>\u202f<br \/>Around \u00a364.6 billion &#8211; 82% of projected economic value &#8211; is expected to be generated near larger stations, with at least 580,000 passengers a year, such as Cambridge South and Birmingham Interchange.\u202f<br \/>\u202f<br \/>Over the next decade, construction activity\u202falone\u202fnear regional stations is expected to contribute \u00a37.1 billion, providing an immediate boost to jobs,\u202fbusinesses\u202fand supply chains.\u202f<br \/>\u202f<br \/>Mark Hopwood, managing director, GWR, said:\u202f\u201cThe findings of\u202fthis report\u202fare\u202fclear: the railway, its stations, and the trains that serve them are powerful drivers of economic growth, community\u202fprosperity,\u202fand regeneration. <\/p>\n<div class=\"wp-block-image\">\n<figure class=\"alignright size-full is-resized\"><a href=\"https:\/\/cdn.railuk.co\/wp-content\/uploads\/2026\/03\/23115447\/Growing-Places-Report.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"662\" height=\"941\" src=\"https:\/\/cdn.railuk.co\/wp-content\/uploads\/2026\/03\/23115447\/Growing-Places-Report.jpg\" alt=\"\" class=\"wp-image-190931\" style=\"aspect-ratio:0.703513666102089;width:390px;height:auto\" srcset=\"https:\/\/cdn.railuk.co\/wp-content\/uploads\/2026\/03\/23115447\/Growing-Places-Report.jpg 662w, https:\/\/cdn.railuk.co\/wp-content\/uploads\/2026\/03\/23115447\/Growing-Places-Report-211x300.jpg 211w, https:\/\/cdn.railuk.co\/wp-content\/uploads\/2026\/03\/23115447\/Growing-Places-Report-295x420.jpg 295w\" sizes=\"auto, (max-width: 662px) 100vw, 662px\" \/><\/a><\/figure>\n<\/div>\n<p>\u201cAcross our network, development around the railway is delivering thousands of homes, new commercial\u202fspace\u202fand thousands of jobs, generating hundreds of millions of pounds in economic value for the communities we serve.\u202fI\u2019m\u202fpleased to see the railway recognised as a key part of the Government\u2019s plans to support the continued growth of towns and cities across the country.\u201d\u202f<br \/>\u202f<br \/>When applying the same model across the\u202fGWR network,\u202frailway stations are projected to create\u202f238,000 jobs and \u00a314.25 billion in annual economic value by 2036, much of it in high-skilled sectors such as professional services and technology, bringing opportunity closer to where people live.\u202f<br \/>\u202f<br \/>Similarly, across just nine stations in the\u202fSouth West\u202fand South Wales, development within an 800-metre radius over the past five years has delivered 3,500 new homes, 67,000 square metres of commercial space, supported 4,500 jobs, and generated \u00a3328 million in annual economic value.\u202f<br \/>\u202f<br \/>Beyond the economic impact, railway\u202fstations\u202fplay\u202fa vital role in driving social mobility and widening opportunity,\u202fparticularly for those without access to a car, which accounts for around 22% of households in England1.\u202f\u202f<br \/>\u202f<br \/>With over 1.6 billion passenger journeys made each year, rail is enabling access to opportunity at scale, shaping where people can work, learn and build their futures.\u202f<br \/>\u202f<br \/>Jon Shaw, professor of Transport Geography at\u202fUniversity of Plymouth, and\u202fchair of the Devon &amp; Cornwall Rail Partnership\u202fsaid:\u202f\u201cAcross the\u202fSouth West\u202fand Wales and the\u202fUK as a whole,\u202frail\u202fplays a critical\u202fsocial and economic role in the communities it serves.
